Recently, we visited Ken Rimba, a 60-acre FREEHOLD development located in Shah Alam. It is also Malaysia’s First Green Township and we have to say that it is a very educational and inspiring property site visit.
Ken Rimba comprises of two phases of terrace homes – Legian Residences (328 units) and Jimbaran Residences (168 units), two phases of condominiums, 109 units of shop lots and a commercial lot. Legian Residences were sold out and home owners have started to move in where as Jimbaran Residences will be launched in one – two months time.
Ken Rimba Legian Residences is the first landed home development in the country to be awarded the BCA Green Mark Gold Award and the GBI Certified (Provisional).
Ken Rimba house is equipped with some notable green features such as:
North – south orientation of houses creates better ventilation and reduces the need for electrical cooling devices.
Australian adjustable glass louvred windows to facilitate airflow and ventilation
Skylight allows more natural light to illuminate the house
Breathable Roof with slots to allow heat to escape through the roof attic
Rainwater Harvesting Tanks store rainwater which can be used for gardening and car porch
washing.
Efficient water fittings and meters for monitoring usage come as standard.
Rain trees are planted at mini roundabouts.
In-house green planters for internal landscaping
Heat-reflective paint is used on the external wall of the terrace houses
We drove around Ken Rimba Legian Residenes right after. The houses have been set around large plots of greenery within the residential area. There’s even a sizable park of approx 1 acre includes a children’s playground, adult fitness stations and a multipurpose court. With all these cool facilities and security features, the maintenance fee is only RM 100 per unit, per month.
I was really impressed as we were told that the residents at Ken Rimba Legian Residenes are given free access to more than a dozen bicycles which they can use to get around the KEN Rimba Township. It is such a brilliant idea, as we tend to drive even if the destination is just a short walking distance away. I can imagine myself loading my bicycle’s basket with groceries, newspapers and tapao-ed food if I ever stay here.
Ken Rimba is a gated and guarded community with wide roads separating the rows of houses.
The porch area is also wide enough to fit two cars inside the gate, and another two outside the gate.
A lot of thoughts have been put into Ken Rimba. Even the back lanes and empty land between end lots are beautifies with Palawan tress, flowers and water features.
No more dirty and smelly backlanes at Ken Rimba too. We were told that the back lanes also serve as a jogging track. And as the residents jog around the backlanes, it becomes an indirect neighborhood patrol system. What a brilliant idea!

Here comes the most exciting moment – show house viewing!

Did you notice the Balinese style furnishing? The whole concept of Ken Rimba apart from being green and environmental friendly, this fantastic modern housing development advocates resort style living.
How much, if you are wondering. Residential properties in good locations within the Klang Valley have seen a sharp spike of between 20% and 40% in price over the last two years. Ken Rimba Legian Residences is currently transacting from RM 560K (intermediate unit) – RM 1.288M (corner lot, with swimming pool). Ken Rimba Legian Residences will be launched soon and pricing will be disclosed in due time.
Having live in a condominium condo unit for the past three years, I wonder if an average middle-income earner like me would be able to afford the house of my dream. Even though the house I live in is a place I can call home, however both KampungBoy and I are dreaming about owning a bigger space. We’ll definitely keep an eye on the launching and work hard on crunching our financial numbers.

Pricing seems fair for the intermediate units…must say I love the backlanes!
